The San Francisco real estate market confounds even the most diehard followers of market statistics. Despite all generalizations, statistics and even that confounded Case-Schiller index doesn't seem to work in SF. They just don't have the local perspective or history to stay atop of the pulse of the local market that we have.

San Francisco is filled with unique homes with differences apparent block by block. Most algorithms are blind to these although the serious buyer is not. The inviolable rule of location, location, location continues to dominate as buyers become even more finicky in finding a home within the best 7x7 mile neighborhood they can afford...

OCTOBER 2008 - Median Price $760,000 - Single Family Homes. Median price declined slightly, while the number of sold properties continued to increase month over month. Buyer appetite for single family homes increased as days on market remained the same.

OCTOBER 2008 - Median Price $729,000 - Condo/TIC/Loft, median price rose slighty and number of units sold increased. The number of days on market declined indicating more units are being bought up by savvy buyers looking for a bargain.
